Gas water heaters has an average life of 8-12 years, whereas electric heaters can last up to 15 years. This greatly depends on the frequency of use and whether the device's upkeep is regularly carried out.

Flush The Tank

You must flush the tank at least once or twice a year. The water is heated inside the tank before it reaches the shower and faucets. It serves as a storage of gallons of water in which sediments can also remain and accumulate.

When you flush the tank, turn off first the power source and water supply. Insert a hose until it reaches the drain valve and position the other end to an area where you can safely drain the hot water.

To start the water flow out of the tank, open the pressure and drain valves. Connect back the water source to the heating system again when the tank is totally empty. You may now turn on the hot water faucet and wait until the water starts to flow. Turn on the water heater after the water starts to flow out from the faucet.

Check The Pressure Valve

Your water heating system’s pressure valve is an essential component of water heater maintenance.

Checking the valve is easy, however it may also considered dangerous as you will be handling a scalding hot water. Make sure to be careful when you perform your inspection, but you can hire a professional plumber to do the inspection for you which is ideal and more safe.

Place a huge bucket beneath the pressure relief valve. This bucket will serve as a container for the water that leaves the system. Release the trip valve and let it be filled with 1 to 2 cups of water.

Listen for a flow of air coming out of the system together with some water and vapor. If you don't notice it, you might need to replace the pressure valve.

Change The Anode Rods

Anode rods help minimize corrosion within your tank.

If the system’s tank is empty while the power has been cut off from the system, it requires replacing. A certified plumber can easily perform this task.
